Rental increases are requested by a landlord/property manager. This written request must be submitted at least sixty (60) days but no more than one hundred (100) days prior to the requested effective date. Rental increases may not be effective during the initial lease, and only one rental increase may be approved per year. The landlord is responsible to notify the tenant prior to submitting the request.
Once the increase request is submitted, DCA will review the request to ensure the request is a fair market rent as well as comparable to other rents in the area for similar non-assisted units. Once the increase is approved and processed, the tenant and landlord will be notified. If the rent exceeds the payment standard, the increase may be the tenant's responsibility.
If the tenant does not agree to the increase, the tenant may request to move from the unit.
Where Should Rent Increase Requests be Submitted?
Rent Increase requests can be submitted via the Landlord Portal found here. If you have not registered for the Landlord Portal, please see our article How to Register for DCA's Landlord Portal through RentCafe?.
After logging in, select "Rent Increase Request".
You will then need to select "Add Request"
Complete all fields and confirm your information is correct before submitting.
How to Monitor Rent Increase Requests?
After submitting your request, it is imperative that you keep an eye on you account and email for any updates. To monitor the status of your request via the portal, simply navigate to "Rent Increase Request". Your latest requests will be displayed under the "Add Request" button. Should the Housing Specialist require any action on your part, you will find any pertinent information and direction in "View Messages". If there are any additional documents need to process the request, select "Upload Documents" to submit the necessary documentation for your request.
DCA will determine whether the requested increase is reasonable within 15 business days of receiving the request from the owner. The owner will be notified of the determination in writing.
