Managing your voucher involves several important steps, including property inspections. Understanding how inspection dates are scheduled and staying updated is crucial to ensure a smooth process. This guide explains how inspection scheduling works and how you can stay informed.
How Inspection Scheduling Works
After you receive RFTA approval, the Inspections Department will coordinate directly with the prospective landlord to arrange a convenient date and time for the property inspection based on unit availability and condition. Please note that the inspection date may not be scheduled immediately upon document submission.
Staying Informed About Inspection Dates
Since the Inspections Department contacts the landlord to schedule inspections, we recommend maintaining regular communication with your landlord to receive updates about the inspection schedule. If you have any questions or concerns, you can:

What Happens After Scheduling
Once the inspection date is set, it is imperative that you ensure the property is ready for inspection with the prospective landlord according to program requirements. Timely and successful inspections help maintain your voucher eligibility and support your continued rental assistance.
What Happens if the Unit Fails
If the unit fails inspection, the prospective landlord will have an opportunity to correct the deficiencies. However, if the repairs cannot be completed within 30 days, the RFTA will be canceled. If your prospective unit has failed inspection, please contact the landlord or property management to confirm if/when the repairs will be completed. Once the repairs have been made, landlords must notify HCV Inspections to have a re-inspection scheduled.
What Happens if the Unit Passes
Once the unit passes inspection, it is landlord/tenant responsibility to schedule a move-in date and have the lease signed. The signed lease must be submitted in order to generate the HAP contract. For those who move in after the 1st, their portion will be pro-rated for the remainder of the month.
